Questions
What can be negotiated?
A notary can grant a discount of up to 20% on the fee, for the part of the price above €100,000. Furniture sold with the home, if listed separately, also comes out of the taxable price.
Who gets the first-purchase rate?
Someone who has not owned their main home in the previous two years and is buying to live there, with no income condition. A married couple under a community regime must both qualify.
Why is a new home cheaper?
Its price already includes VAT, so duties fall to 0.715%, computed on the price before VAT.
Does this work overseas?
For transfer duties, yes. The notary’s fee differs a little there, as VAT and the scale change: rely on your notary’s estimate.
Are my numbers sent anywhere?
No. The rates are in the page and everything is computed by your browser.
